Why Buy a Second Home in Agate Bay?Why buy a second home in Agate Bay is a question I often get from my North Shore Lake Tahoe – Truckee second home buyers that are considering all of the different Tahoe Resort communities as options.

Why buy a second home in Agate Bay?

Answer: Lifestyle | Location | Recreational Amenities

Agate Bay is a well-known, popular single family neighborhood in the greater Carnelian Bay community on the North Shore of Lake Tahoe!

This neighborhood is very desirable and is just slightly bigger than the Dollar Point neighborhood in Tahoe City with approximately +/-643 parcels, of which approximately 20 are lakefront properties.

In addition to the Agate Bay subdivision being a relatively small neighborhood, you’ll find wide streets and a number of properties with flat lots and driveways, along with easy access to the dog friendly public beaches in downtown Carnelian Bay!

Some of the properties have some type of view of Lake Tahoe, and a number of the homes in the subdivision back to open space.  Agate Bay is a good mix of larger, newer construction homes along with a number of cabin style homes.

Agate Bay home owners also have the option for membership in the Agate Pier and Swim Club.  The Agate Pier and Swim Club is an optional, voluntary recreational association that is available only to property owners located within the Agate Bay subdivision.

Agate Pier and Swim Club Home Owner Amenities Include:    

  • Pool / In-ground Spa | A seasonal pool and in-ground spa are open Father’s Day through Memorial Day for Tier I Members
  • Beach | Gated Lake Tahoe beach/sundeck access for Tier II Members
  • Pier | A Gated pier for Tier II Members and in the past they have had a seasonal pier attendant.
  • Buoys | Tier II Members have access to a buoy field providing mooring. See Buoy rules for more information.
  • Tennis | Seasonal – Two (2) courts located on the corner of Victoria and Pretoria Road – Tier I Members.
  • Sand Volleyball Court | Seasonal Sand Volleyball Court located next to the pool. Tier I Members.

Why Buy a Second Home in Agate Bay?The Agate Pier and Swim Club has two membership levels; Tier I pool and tennis courts, and Tier II membership which access to the Pier and buoys along with including a Tier I Membership with access to the pool and tennis courts.

The annual cost has been less than $1,000/year with a reasonable transfer fee between members.  Not every property has a membership.  Membership can only be gained by purchasing a property that already has an existing membership (can be a Tier I, or Tier II membership), or to privately purchase a membership from another home owner in the subdivision.

The Club may, or may not have original new memberships available for sale, but you should ask if they do as another option to gain membership.  You cannot have gain membership without owning property in the Agate Bay subdivision.

Agate Bay is easy to get to on a year-around basis.  It is close to Kings Beach and Tahoe City.  It is almost the same mileage to the Northstar Ski Resort area as it is the Alpine Meadows Ski Resort, and Squaw Valley is just a few more miles.

When Buyers look at the homes for sale in Agate Bay they will find the selection of luxury homes is limited when compared to other neighborhoods.  Finding an Agate Bay homes for sale under $500,000 will also be a challenge as of 06-24-2017.

The Agate Bay neighborhood is a premiere Lake Tahoe recreational amenity neighborhood.

The Agate Bay neighborhood is part of the Carnelian Bay community, which is centrally located on the North Shore of Lake Tahoe between Tahoe City and Tahoe Vista.

Agate Bay, CA 96140 Current Real Estate Market Trends – December 2013Here are some current real estate market trends and data for the Agate Bay neighborhood of Carnelian Bay, California 96140 area.  This is my local view of what the Agate Bay housing market is really doing.

The number of homes for sale in the Agate Bay neighborhood of Carnelian Bay is extremely limited as of 12/02/2013. The lack of homes for sale in Agate Bay is helping to support higher prices for the area.

The Agate Bay area is becoming harder to get into with a current starting price at just under $600,000, making it one of the more expensive communities on the North Shore of Lake Tahoe to get into with a current available home listed sales price range of $575,000 to $999,000 (as of 12/02/2013).

The high-end luxury market has been stronger with good Agate Bay home sales, with over 44% of all sales over $500,000 and over 22% of all sales in Agate Bay over $750,000.

The entire North Lake Tahoe area has improved and as we move into our winter season serious Agate Bay home buyers may find the selection of mountain homes and cabins for sale very limiting, which may turn out to be a great opportunity for Agate Bay home sellers who decide to put their properties on the market this winter and take advantage of lack of inventory and seller competition.

Agate Bay Homes for Sale Market Report – May 2013

It’s that time of year to review how the Agate Bay, California real estate market has performed from January 1, 2013 through May 28, 213.  Here is the Agate Bay Homes for Sale real estate market report.

Agate Bay Homes Sold Market Report – May 2013:

Agate Bay Homes for Sale Market Report – May 2013Sold Sales: Agate Bay had 4 single family homes sold from January 1, 2013 through May 28, 2013

The Agate Bay average median homes sales price was $382,450.

Days on Market:  The median average days on market was 122 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Agate Bay area decreased to 25% of all sales, which is 1 out of every 4 home sales was a cash transaction, still giving loan buyers competition.

Distress Sales: Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) are no longer dominating the Agate Bay real estate market.  While they made up 25% of all homes sold in 2013, this is not a reflection of the current inventory, or market mix.  As of today, 05/28/2013 none of the current homes listed for sale in Agate Bay were distressed sellers.

Active Homes for Sale: There were 10 Active– available homes for sale in the Agate Bay area as of 05/28/2013. They ranged in price from $350,000 to $9.95 million, with an average median asking sales price of $924,250.   Inventory is extremely limited.

Of the ten (10) homes offered for sale there were no (Zero -0) short sales, no (Zero – 0) REO (Bank Foreclosure) listings, or  0% of the current listings are distressed, which is a clear sign that the market is stabilizing and prices are moving up.

Pending Home Sales: There are three (3) pending home sales in the Agate Bay area and they range from $350,000 to $598,500. There are no (zero – 0) is a short sales, and no (Zero- 0) REO/Bank Foreclosures.

The Agate Bay neighborhood is a subdivision in the Carnelian Bay, California community.  It is located approximately 6 miles east of Tahoe City in the heart of the North Shore of Lake Tahoe.

The Agate Bay area is a developed, North Shore neighborhood that is between the commercial core of Carnelian Bay and Tahoe Vista.

Agate Bay is centrally located, and is close to Kings Beach and Tahoe City.  Its location makes it easy to get to Northstar, Alpine Meadows, Squaw Valley, or Homewood Ski resorts.  It is close to all of the Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, miniature golf, skiing, shopping, and restaurants.

The Agate Bay neighborhood is a mix of some smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes.  Agate Bay also offers some lake view homes, along with a limited number of lakefront properties in this neighborhood.

Some of the property owners in the Agate Bay neighborhood are members in the local home owners group Agate Pier and Swim Club that is very desirable with its own swimming pool, tennis courts, gated beach area, pier, and buoy rental option.

The Agate Club membership is currently limited, and property owners that belong often get a market premium for their property, as this club membership is limited by geography and membership is typically gained by buying a property that is already an existing member and transferring the membership from one property owner to the next.

All Agate Bay home owners are close to the public beach at Patton’s Landing, along with being close to Garwood’s restaurant, the Sierra Boat Company, Magic Carpet miniature golf course, and the Old Post office restaurant.
