Can I buy a home in Tahoma for under $500,000?Tahoma Home Buyers are asking me:  Can I buy a home in Tahoma for under $500,000?

Our West Shore real estate market conditions have changed:  higher prices and low inventory levels.

Tahoma home Buyers are finding very few homes for ale at the lower price points and they are disappointed that they didn’t act sooner. 

Can they still find homes for sale in the Tahoma community for under $500,000 in price – the short answer is Yes!

One of the best opportunities for West Shore Lake Tahoe second home buyers is in the Tahoma area.  Currently 33% of the Tahoma homes for sale are priced under $500,000 (as of 06-22-2017). In real numbers this represents 6 homes for sale in Tahoma.

As of Thursday, June 22, 2017 there were only 18 homes for sale in greater Tahoma community.  This inventory level is critically low for this time of year, and this area, but it does have one of the best lower priced selection of homes at available for sale at this time.

Can I buy a home in Tahoma for under $500,000?Extremely low home inventory levels means any new home listing in the Tahoma area that is priced to sell, or priced at the lower end are sold in just a few days.

Currently there are 8 homes that are sale–pending in Tahoma.  That is 44% of the current 18 homes for sale that are on the market.

  • Year to date, as of this post (06-22-2017), 26 homes have sold in Tahoma with a list to sales price ratio of 100%. 

This shows that homes on average are selling at their full listed price.   The current Tahoma market conditions are favoring Sellers and Buyers have a lot of competition out there, so buyers need to be prepared to act quickly.

What does this means for home Buyers that are looking in the Tahoma market?  You need to do the following things to be a successful buyer in this market:

  • Commit and work with a Tahoe Buyers’ REALTOR®.  Select an agent and then work with them.  Stop bouncing from listing agent to listing agent hoping that they’ll help you get a deal, or favor your offer over the others because they wrote it up for you. 
    • The listing agents’ job is to get the Seller top dollar.
    • You need your own advocate/agent who will help you through the entire process and give you the advice you need to have to be successful.  That may mean writing an offer that is above the sellers’ asking price.
  • Have your agent set you up to receive “real-time listing alerts”.  Ask your agent if you’ll get listing alerts the same day a new listing hits the market.  Some services only send out alerts once a day, so if a new listing comes out after your deadline, you can lose valuable time.
  • See new listings immediately.  Drive up the same day to see it the same day it hits the market.
  • Make your buying decision quickly.
  • Write your offer that same day.
  • Give the seller a short window to respond to your offer.
  • Have your financing lined up and ready to go.
    • That means your loan pre-approval letter can be updated and sent to you in minutes, not in a few days.
    • It also means that if you are a cash buyer, you know what accounts you’re going to use for this purchase and you have your statement(s) ready to go.
  • Have your 3% good faith/initial deposit (liquid funds) ready to go.  It will pay to be prepared once you have an accepted offer.
  • Be open to the advice your Tahoe REALTOR® will give you.  This is a different market than your home market.  Your Tahoe agent works and represents you. They have valuable experience and know how to best position your offer and terms to make it the most attractive it can be to a Tahoma Seller.

Be positive.  Be prepared.  Be ready to write on several homes!

Lastly, don’t give up, or get discourage if your first attempts are not successful.  It may take several tries, and you may have to go through the stress and time demands of being in several multiple offer situations before you’re successful, but it will happen.

Tahoma, CA 96142 Current Real Estate Market Trends November 2013Here are some current real estate market trends and data for the Tahoma, California 96142 area for November 2013.  This is my local view of what the Tahoma housing market is really doing.

Limited inventory in the Tahoma area continues to provide higher pricing support for home sales.  The Tahoma area is currently the least expensive community to get into on the West Shore of Lake Tahoe area, with a limited selection of homes in the price range of $165,000 to $300,000.  However, lower priced properties are becoming harder to come by as the supply of Tahoma cabins and mountain homes continue to decline.

The high-end luxury market has been stronger with good Tahoma lakefront sales.  So far there has been one lakefront sale at $5.3 million with two more lakefront properties offered for sale.

The entire West Lake Tahoe real estate market has improved and as we move into our winter season Tahoma sellers who decide to put their properties on the market this winter and take advantage of unseasonably low inventory levels may benefit with shorter marketing times and higher prices!

Big Band Jazz Concert, Sugar Pine Point State Park, Tahoma, CA Sept. 1, 2013Get ready to have some fun this Labor Day weekend at the free, outdoor, Big Band Jazz concert at the Sugar Pine Point State Park at the Ehrman Mansion in Tahoma, California. While admission is FREE, there is a parking fee of $10 per car.

Concert goers are encouraged to bring a picnic, low-back chairs, blankets, and be prepared to have fun. If you’ll be up in the greater Tahoma area, plan on coming out and listening to the music of CHOPS Big Band.

This Big Band Jazz Concert at the Sugar Pine Point State Park in Tahoma, CA is a fundraiser for the West Shore Association.

The West Shore Association is a non-profit group of local businesses that promote the West Shore of Lake Tahoe. Each year the West Shore Association puts on local community events, such as the Memorial Day Lake Tahoe Opening Events weekend.

Here are the event details:

Big Band Jazz Concert

When: Sunday, September 1, 2013 gates open at 4 p.m. for picnics, and the concert begins at 5 p.m.

Where: Ehrman Mansion, Sugar Pine Point State Park, Tahoma, California (Lake-side for event, parking on non-lake side)

Cost: Free admission to the concert, but parking is $10/car (Please no pets at this event.)

Beverages: Wine will be available for purchase. (Must be 21+ or older)

Donations of any size are greatly appreciated and accepted at the event.

Tahoma Homes for Sale Market Report – May 2013

It’s that time of year to review how the Tahoma, California real estate market has performed from January 1, 2013 through May 27, 213.  Here is the Tahoma Homes for Sale real estate market report.

 

Tahoma Sold Market Report – May 2013:

Tahoma Homes for Sale Market Report – May 2013Sold Sales: Tahoma had 14 single family homes sold in 2013 (January 1 , 2013 through May 27, 2013).

Tahoma single family home sales price increased +37% with an average median homes sales price of $356,250, which erased all losses from 2011 in the Tahoma neighborhood, and puts the average median homes sales price above 2011 price levels! 

The median marketing time a Tahoma home was on the market for sale was 90 DOM (days on market).

Cash Sale Transactions: The number of cash sale transactions for the Tahoma area remains steady at 29%, or just a little more than 1 out of every 4 home sold in Tahoma area was a cash buyer.

Absorption Rate: The current absorption rate for the Tahoma area is at 4.6 months, which indicates a Sellers’ Market as of 05/27/2013.

Distress Sales: 
Distressed sellers (bank foreclosures- real estate owned (REO’s) and short sales) has had a major drop to only 14% of all sales.  This is down from the 56% rate in 2012, or the 38% rate for distressed sellers in 2011.  A strong signal that there has been a significant change in the market conditions in Tahoma. California. 

This reduction in the number of distressed sellers combined with a shortage of homes for sale are primary reasons for the significant market price improvement in the Tahoma market.  With the continued absence of short sales and REO/Bank Foreclosures no longer dominating the Tahoma market, we can expect prices to continue to move up.

Active Homes for Sale: There are only 23 Active– available homes for sale in the Tahoma area as of 05/27/2013. They ranged in price from $199,000 to $7,499,500 with an average median asking sales price of $549,000.

The inventory levels for the Tahoma area are extremely limited.  Of the 11 homes offered for none (Zero – 0) short sales, and no (Zero – 0) REO (Bank Foreclosure) listings, – 0% of the current listings are distressed, which is a clear sign that the Tahoma market has stabilized and has turned around.

Pending Home Sales: There are eight (8) pending home sales in the Tahoma area and they range from $169,900 to $799,000. There is one (1) is a short sale, and no (Zero -0) REO/Bank Foreclosures.

Sugar Pine Point State Park – Tahoma, California - 2013 If you’ll be in Lake Tahoe this summer, check out what is going on at the Ed Z’berg Sugar Pine Point State Park in Tahoma, California

The Sugar Pine Point State Park is located just south of downtown Tahoma, and north of Meeks Bay, California.  This historic state park is home to the Hellman Ehrman Estate Historic House, which is only open for summer tours, and is the site of the 1960 Winter Olympic Winter Nordic Events, where in the summer you can walk along these historic trails, or in the winter cross-county, or snowshoe along the same trails as past Olympians.

This summer you’ll find a number of scheduled activities at the Sugar Pine Point State Park in Tahoma accessed directly off Highway 89 South (approximately 10 miles south of the “Y” in Tahoe City).  You’ll see the park signs clearly marked on the highway.

  • May 25, 2013:  Historic Hellman-Ehrman Estate opens for the 2013 tour season.  Daily tours through September 30, 2013.   10 a.m. – 3 p.m. mid June through Labor Day.  Reduced hours and schedule for early June and September.  For tour times call 530.525.7982  Cost is $10/Adults, $10/Children Ages 8 -17, Children under 7 are free.
  • June 19, 2013:  11 a.m. – 1 p.m.  Bear Brunch – Learn all about Lake Tahoe Bears.  Brunch on the grounds of the Hellman-Ehrman Estate.   Cost is $20/Adults, $10/Children 12 and younger.  Space is limited.  Reservations required  530.583.9911.
