Sierra Senior Services 18th Annual Spaghetti Dinner - 2019The 18th Annual Spaghetti Dinner, BINGO, and silent Auction supporting the Sierra Senior Services organization will be held in Truckee, California on Saturday, January 26, 2019.

This event is a significant fund raiser for the Sierra Senior Services organization (non-profit organization) and your support is greatly appreciated.  

The 18th Annual Spaghetti dinner will start this Saturday evening with doors opening at 5 p.m. at the Truckee Community Recreational Center (8924 Donner Pass Road) with dinner being severed at 6 p.m. followed by BINGO starting at 7 p.m.

This is a fun evening out, and along with a good meal, you’ll have fun playing BINGO, or becoming a winner in their silent auction.

This local fund-raising event benefiting the Sierra Senior Services program has sold out for the past ten plus years with over 500 attendees.  

If you want to go you should get your tickets in advance on-line at www.SierraSeniors.org.

You can also purchase tickets at the Sierra Senior Services Center, or at the Plumas Bank in Truckee, CA.  If you’ve missed out on buying your tickets in advance, you can always try to buy a ticket at the door.

Thee Sierra Senior Services organization feeds and supports Seniors in the North Lake Tahoe and Truckee Communities. 

Senior Meals on Wheels is a non-profit organization that provides meals to qualified senior citizens age 60+.  

Last year, the Sierra Senior Services provided over 38,000 meals to at-risk seniors who otherwise might have gone hungry.  

The economy may be good, but the demand for the local services that the Sierra Senior Services organizations continues to increase.  Their website is loaded with great information on who they are helping:

  • Sierra Senior Services (non-profit group that oversees the Meals on Wheels program) only receives 31% of their funding from the government (Federal and State).  That means 69% of the annual budget comes from fundraising activities,  private donations, Private Foundations, Placer County Government, In-kind support, and a small percentage comes from the participants..
  • In North Lake Tahoe and Truckee, California area 75% of the home delivered meal recipients live alone.
  • In Nevada County (Most of Truckee is located in Nevada County, California) 62% of the home delivered meal recipients are over the age of 80.
  • Over 88% of the home delivered meal recipients rely solely on Social Security.
  • Approximately 54% of the recipients are disabled.
  • A $75 donation will help feed a senior for a week.

Lunar Eclipse – Tahoe City Jan 20 2019

Picture of the moon being covered in the eclipse process,The weather may not cooperate for the lunar eclipse in Tahoe City tonight, January 20, 2019, but if it does, we should see a super Blood Wolf Moon Eclipse. 

Tonight between 8:30 p.m. and 10 p.m. we should be able to see the full lunar eclipse process here in the greater Tahoe City – North Lake Tahoe and Truckee area.

What makes tonight’s lunar eclipse special? 

This is the only lunar eclipse in 2019, and the next lunar eclipse won’t be until 2021, so if the weather clears, this should be something not to be missed.

During the eclipse, the moon should turn the moon into a red-orange color, which is why the eclipse has the name “Blood Moon”.

The entire process in the Tahoe City area will start at 6:36 p.m. and will be completed by 11:48 p.m. PST.

If you’ll be up in the greater Tahoe City – North Lake Tahoe/Truckee area, which is on Pacific Standard Time (PST) here is the Super Blood Wolf Moon Eclipse Schedule:

Lunar Eclipse – Tahoe City January 20, 2019

  • Moon begins the eclipse process at 6:36 p.m.
  • Partial eclipse of moon eclipse begins 8:24 p.m. (about 75% of the moon is covered)
  • Total eclipse begins 8:36 p.m. through 9:13 p.m.
  • By 9:43 p.m. the eclipse begins the process to end the eclipse 
  • Partial eclipse of moon 10 p.m. (about 75% of the moon is covered as the process reverses itself)
  • Moon completes the eclipse process 11:48 p.m.

The sun will set around 5:07 p.m. PST in Tahoe City, which should make for good viewing conditions if we weren’t expecting snow today.

If the weather breaks, your best places for seeing the lunar eclipse will be any where you can see the moon, but my recommendation would be to head to one of our public beach areas and watch it over Lake Tahoe.

  • Downtown Tahoe City at Commons Beach
  • Downtown Carnelian Bay at the Public Beaches
  • Downtown Kings Beach at the Public Beaches

The full moon is always impressive over Lake Tahoe, but if we can see the eclipse and the changing of the color of the moon will be spectacular.

While they are forecasting 5-8 inches of new snow tonight, I hope we get a break in the weather and can experience this lunar eclipse. 

These rare astronomy events are worth making the effort to see and who knows where you’ll be in 2021, so hopefully we’ll get to see tonight’s event.

Here is the year-end 2018 review for the Tahoe Donner Community in Truckee.

The Tahoe Donner real estate market conditions continue to be strong, and favor Sellers.

The average median home sale price for 2018 in Tahoe Donner was $719,000 which was a new high for this resort community.  

Inventory levels of available homes for sale in Tahoe Donner remain critically low and limited with Buyers having very few buying options most price points.  On January 13, 2019 there were only 36 home for sale. 

Here are the current, active, Tahoe Donner homes for sale, all price points:

You can see on the graph below that the over-all Tahoe Donner home price

 trend for the average median home sold sales price move up and 2018 just edged out 2006.

The Tahoe Donner single family home prices were up +6.4% for 2018, with a median average sales price of $719,000 (TSMLS Areas 9TD), which is a new closing high for Tahoe Donner, moving above the 2006 average median home sales

 price of $712,500.

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 99.2% of the their listed price to the sold average median sales price in the greater Tahoe Donner area (MLS Areas 9TD).  

This is close to the over-all region, which was just slightly higher at 99.5%. 

In every day terms, this means Sellers are very close to their full asking price, if they have priced their property correctly.

It also means Tahoe Buyers that want to low-ball, or be really a

ggressive on their offered price are going to have a hard time in this market.

  • Number of Homes Sold in Tahoe Donner: 277
  • Median Average Sold Sales Price for Tahoe Donner: $719,000
  • Average Sold Sales Price in Tahoe Donner: $771,665
  • Sold Price Range in Tahoe Donner:  $367,500 – $1,700,000
  • Percent (%) List to Sold Price Ratio:  99.2%
  • Average Days on Market (DOM in MLS):  41 DOM
  • Number of Active and Available Homes for Sale in Tahoe Donner as of 01-13-2019:  36 (TSMLS Areas 9TD)
  • Pending Home Sales in Tahoe Donner as of 01-13-2019: 36
  • Number of Distressed Available Listing (MLS Areas 9TD) – As of 01-13-2019:  One  (1) listings: Zero (0) Court Approval | One (1) 

    Short Sale | Zero (0) REO|Bank Foreclosures 

Other interesting Tahoe Donner single family home market observations: Days on Market (DOM) dropped a few days from 2017 to 2018. 

For 2018 is the number of days on the market for single family homes is now at 41 days, which is down 4 days from 2017, but is down 32% from the 60 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market favoring Sellers.

Tahoe Donner is following the North Lake Tahoe – Truckee Regional Pricing Trends – The Tahoe Donner area is following the entire North Lake Tahoe – Truckee 

region and increased +6.4%, which is below the North Lake Tahoe – Truckee regional single family home price increase of +7.45% for 2018, but is almost the same on the median average sales price.

Only $1,000 separates the two median average sales price of $719,000 for Tahoe Donner (TSMLS 9TD) and the North Lake Tahoe – Truckee Region of $721,000 (TSMLS Areas 1-9).

Tahoe Home Buyers should do the following:

  • See new listings as soon as possible.  Tahoe second home Buyers should try to driving up the next day to see the property and not wait until the weekend.
  • Ready, set, go!  Be prepared to make a buying decision immediately.
  • Work with an experienced local Tahoe Real Estate Agent.  They understand the market conditions, and many Buyer Agents know how the other side negotiation tactics.  
  • If you will need a loan, make sure your lender has approved you.  You will need to move quickly and not having your loan lined up will put you at a disadvantage. 
  • If you are buying a condo or townhome in the area, make sure you are using a local lender.  Using a local lender that has recently processed a loan in the complex you want to buy in will do two things for you.  One, you will have the confidence that the lender has already reviewed their HOA docs and previously approved the development, increasing your odds of the same outcome.  Second, Sellers that know you have selected a lender with this experience will give you extra credit for knowing your lender is ready to go on their property.

How to get rid of Hazardous Trash North Lake Tahoe - Truckee | 2019Do you have old cans of paint (latex and/or oil based), stain, or varnish stored in your North Lake Tahoe – Truckee home, condo, or business that you’d like to throw away?

How about old house cleaning supplies, auto fluids like anti-freeze, oil filters, medications, or pesticides?

The other day I was looking for something and I was shocked to see how full our storage has become in our home.

We have cans of old paint that I have no idea what they were used for in our home. 

How to get rid of Hazardous Trash North Lake Tahoe - Truckee | 2019Our cabinets are loaded with old cleaning products, and old medications (prescribed and over-the-counter) items we just don’t use any more.

Like many people, I’ve held onto the item because there is just enough in there to not toss it in the garbage.

At some point, you know you just need to purge and get rid of the left-over cleaning products.  You know you shouldn’t just put the items with left-over product in the everyday trash bin, so after a while you’ve accumulated a dozen cleaning containers with just a small amount of product in each one.

How do you get rid of hazardous trash-waste in the North Lake Tahoe – Truckee area, and do it responsibly?  

Our local agencies are making this an easy one for you to get rid of this toxic trash and to do it the right way. 

On the third Saturday of each month the Materials Recovery Facility at 900 Cabin Creek Road (located off Highway 89 S) will take in a number of different types of toxic waste items – for FREE!   

All you have to do is call ahead at 530.583.7800 for an appointment to drop your items off. 

What will they take?

  • Paint  – Don’t want to go to the dump, or be limited to the third Saturday of each month? 
    • Did you know that Mountain Hardware in Truckee will take up to 5 gallons (1 – five gallon container, or 5 one gallon containers) each day (any day they are open) from you for FREE! 

This paint is sorted and if it can be used it is donated.  Otherwise it is dumped into a huge mixer and the paint comes out a gray color that the State of California uses on their buildings and other items that need to be painted.  A cool way to recycle and get rid of old paint!

  • Cleaners
  • Auto Fluids
  • Oil Filters
  • Medications (prescribed, or over-the-counter)
  • Pesticides

    • Pack containers upright in cardboard, or plastic containers.
    • Secure in car trunk, or truck bed.

Each month you’ll have the opportunity to clean out the cutter and trash that requires special care and handling in disposing of it in 2019.

  • Sellers | North Lake Tahoe – Truckee Property Owners:  If you’re thinking of selling your Truckee – Lake Tahoe home, condo, or commercial building, you’ll need to get rid of all paint, stain, household cleaning products and other hazardous waste at your property prior to the close of escrow. 

Our local Tahoe-Truckee Area Contract Addendum contract requires the following:

  • Property Condition: In addition to any requirements specified in the Purchase Contract regarding the condition of the Property that Seller is obligated to deliver at Close of Escrow, the Parties further agree that Seller, at Seller’s expense shall remove all paint, stain, household cleaning products and other hazardous waste prior to the Close of Escrow unless otherwise agreed in writing.

This FREE hazardous waste drop-off service is available to Truckee and North Lake Tahoe residents.

How do you get rid of hazardous waste in the Truckee – North Lake Tahoe area if there isn’t a free event?  Call the Tahoe Truckee Sierra Disposal (TTSD) 530-583-7800 for their current rates.  They also take in a number of other items like appliances and mattresses for a special fee, and on some days for free.

Take advantage of this FREE event to get rid of hazardous waste items that you have in your home on the third Saturday of each month this year! 

This is a great way to be green and so something great for your home, condo, or business!

Inventory levels of available condos/townhomes for sale in Tahoe City remain critically low and limited with Buyers having very few buying options most price points.  On January 13, 2019 there were only 8 condos/townho

mes for sale.

Condo/Townhome prices move up in 2018, and followed the over-all North Lake Tahoe – Truckee regional market trend. You can see on the graph below that the over-all Tahoe City price trend for the average median condo sold sales price move up.  

Tahoe City Condo Values | Market Report - Year End 2018

The Tahoe City condo prices were up +10.5% for 2018, with a median average sales price of $430,000 (TSMLS Areas 3-4).

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 97.3% of the their listed price to the sold average median sales price in the Tahoe City area (MLS Areas 3-4).  

In every day terms this means Sellers are getting close to their full asking price, if they have priced their property correctly.

It also means Tahoe condo Buyers do have a little more wiggle room on price, which is not the case in the single family home market for Tahoe City homes sold that was at 99.5% in 2018.

  • Median Average Sold Sales Price for Tahoe City: $430,000
  • Average Sold Sales Price in Tahoe City: $3,535,000
  • Sold Price Range in North Lake Tahoe – Truckee:  $222,500 – $3.5+ Million
  • Percent (%) List to Sold Price Ratio:  97.3%
  • Average Days on Market (DOM in MLS):  48 DOM
  • Number of Active and Available Condos for Sale in Tahoe City as of 01-13-2019:  8 (TSMLS Areas 3-4)
  • Pending Condo Sales in Tahoe City as of 01-13-2019: 2
  • Number of Distressed Available Listing – As of 01-13-2019:  Zero  (0) listings:  Zero (0) Court Approval, Zero (0) Short Sale, Zero (0)

     REO|Bank Foreclosures (MLS Areas 3-4)

Other interesting Tahoe City Condo/Townhouse market observations: Days on Market (DOM) dropped significantly from 70 DOM to 48 DOM for 2018. 

By comparison the number of days on the market for condo/townhome sales in 2018 was down -59.6% from the 117 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market favoring Sellers.

Reduced Transactions – The number of sold condo/townhouse sales in the greater Tahoe City area decreased 22%. 

This may be our first real signal that market conditions are changing, or it could just be reduced available properties combined with higher pricing.

Tahoe Condo/Townhome or Home Buyers should do the following:

  • See new listings as soon as possible.  Tahoe second property Buyers should try to driving up the next day to see the property and not wait until the weekend.
  •  
  • Ready, set, go!  Be prepared to make a buying decision immediately.
  • Work with an experienced local Tahoe Real Estate Agent.  They understand the market conditions, and many Buyer Agents know how the other side will work on their pricing and negotiation tactics. 
  • It’s a small market and local knowledge is very valuable!  
  • If you will need a loan, make sure your lender has approved you.  You will need to move quickly and not having your loan lined up will put you at a disadvantage. 
  • If you are buying a condo or townhome in the area, make sure you are using a local lender. Using a local lender that has recently processed a loan in the complex you want to buy in will do two things for you.  One, you will have the confidence that the lender has already reviewed their HOA docs and previously approved the development, increasing your odds of the same outcome.  Second, Sellers that know you have selected a lender with this experience will give you extra credit for knowing your lender is ready to go on their property.

REO’s = Real Estate Owned, which is the name banks use for their bank foreclosed properties. Short Sales = Owner does not have the money to pay off all of the debt and asks the debt holders to take less back in order to close the sale.
