Peaks and Paws Festival – Squaw Valley, August 24 – 25, 2013

Peaks and Paws Festival - Squaw Valley, August 24 - 25, 2013 If you love dogs, then this is your event!  Get ready to have some fun at the annual two day Peaks and Paws beer, wine, jazz, and music festival at the Village at Squaw Valley this Saturday and Sunday, August 24 and Sunday, August 25, 2013.

Yes, your dog is welcome to come and be at this fun event in Squaw Valley with you.  Remember all dogs need to be on a leash, and you should always be prepared to pick up after your dog.

This is a great event to celebrate our furry four-legged friends!  Drink some great beer, wine, and listen to a wonderful line-up of music, while benefiting the Humane Society of Truckee-Tahoe.

You’ll have two different days to check this great event out, or be their both days!  This year the event will start at 12 noon and go until 6 p.m. each day.

The cost is a $5 donation to the Humane Society of Truckee-Tahoe, and each beer ticket is $4 and your wine ticket is $25, which includes a commemorative glass to sample some great wines.  Wine tasting will be from 3 p.m. to 6 p.m.

What a great way to support a wonderful local group and make a fun day out of the donation!

North Lake Tahoe Events - August 2013Summer is quickly coming to an end with Labor Day right around the corner here in Lake Tahoe. Our day time temperatures are in still in the high 70’s and low 80’s and in the evenings we’re back down into the low 40’s! It’s the perfect combination beautiful sunny hot summer days and cool summer evenings

If you haven’t planned your summer trip to Lake Tahoe, there is still time to be here.   Now is the time to get your calendars out and select several weekends, or pick a week to come up enjoy beautiful Lake Tahoe!

Brews, Jazz, and Funk Festival – Squaw Valley, August 10 – 11, 2013

Brews, Jazz, and Funk Festival - Squaw Valley, August 10 - 11, 2013 Get ready to have some fun at the annual two day beer, jazz, and music festival at the Village at Squaw Valley this Saturday and Sunday, August 10 and Sunday, August 11, 2013.  This is a great event to drink some great beer and listen to a wonderful line-up of music, while benefiting the Humane Society of Truckee-Tahoe.

You’ll have two different days to check this great event out, or be their both days in Squaw Valley!  This year the event will start at 2 p.m. and go until 8 p.m.

The cost is a $5 donation to the Humane Society of Truckee-Tahoe, and each beer ticket is $4.  You’ll have the chance to taste beers from over forty (40) different breweries.

What a great way to support a wonderful local group and make a fun day out of the donation!

What is a Front Loaded Tahoe City Home Buyer Negotiation?

What is a “Front Loaded” Tahoe City Home Buyer Negotiation? 

What is a Front Loaded Tahoe City Home Buyer Negotiation? Unlike other areas in California most of our Tahoe City home sellers do not have property inspection reports (home, pest, chimney, electrical, foundation, etc…), or seller property disclosures to provide to a potential Tahoe City buyer .

When these disclosures are provided ‘upfront” before that Tahoe City buyer makes an offer on a property, we look at the transaction as a “front loaded” purchase.

Most Tahoe City home buyer offer negotiations are not “front loaded”.

So what is a “front loaded” Tahoe City home buyer negotiation?

A front loaded Tahoe City home buyer negotiation process is when property disclosures, inspection reports, HOA documents and other pertinent/material information about a Tahoe property is given to the buyer either before, or during the purchase offer price negotiation process. 

The buying process becomes “front loaded” as typically this information would not be given to a Tahoe City buyer until after an agreement on price and contract terms had been reached.

When do we typically see a front loaded Tahoe City home buyer negotiation situation?

  • Failed Sale Situation:  Often when a Tahoe City home falls out of escrow (the buyer decides to cancel the purchase agreement), there will be a number of Tahoe property disclosures, inspection reports, and other information that was collected by first buyer that the seller can now pass that organized information along to a new buyer.

The purpose of providing these documents before, or during the purchase offer negotiation process is to reduce the chances of the new buyer from canceling the transaction based upon the review of the property condition reports and other disclosures after both sides have come to an agreement on price and contract terms.

This front loaded Tahoe City home buyer negotiation process often results in a better price between the buyer and seller and the escrow process tends to have a much higher success rate of closing.

  • Multiple Offers:  Another situation when a front loaded Tahoe City home buyer negotiation process is used is when a Tahoe City seller knows they are going to price their property at, or below the current market to encourage multiple offers.

By using a front load negotiation process and providing property disclosures, inspection reports, and other useful information on the property to prospective Tahoe City home buyers when multiple offers are expected before the potential buyer(s) make an offer, often reduces the chances of a cancelled sale and is more likely to have negotiated a price that will be less subject to change. 

Most Tahoe City home buyers would prefer a “front loaded” negotiation purchase offer process, but in the greater Tahoe area, most offers are made without the benefit of specific property inspections and/or sellers property disclosures.

9th Annual Squaw Valley Fine Arts and Crafts Festival, July 27-28, 2013There is something to be said about looking at fine art and crafts outdoors in the beautiful Lake Tahoe area.

Perhaps it’s the blue skies and sunshine that makes everything seem just a little more special, but what ever it is, you’re going to have a lot of fun at the  9th Annual Squaw Valley Fine Arts and Crafts Festival at the Village at Squaw Valley this Saturday and Sunday, July 27, 2013 and Sunday, July 29, 2013.

You’ll have two different days to check this great event out, or be their both days! This year the event will start at 10 a.m. both days and will go to 6 p.m on Saturday, and 5 p.m. on Sunday.

There will be over 50 professional artist at this years’ fine arts and crafts festival in Squaw Valley.    Come see the Squaw Valley Village that will be lined with fine artists and crafters.

What a great way to spend a great summer day here in Tahoe than by being outside in Squaw Valley  and having a fun day with some of Squaw Valley’s finest shops, restaurants, and artists that have come together for this special event.
