50th Annual Meeks Bay Pancake Breakfast

50th Annual Meeks Bay Pancake BreakfastThe Meeks Bay Fire Protection District is hosting their 50th Annual Pancake Breakfast this Saturday and Sunday, July 7th and 8th, 2018 from 8 a.m. to  12 noon at the Meeks Bay Fire House, 8041 Hwy 89 S, Meeks Bay, CA.

Proceeds from this event will help benefit the Sierra State Park Foundation and the Meeks Bay Fire Protection District.  This annual pancake breakfast is a great way to end your 4th of July  holiday week.  

I am a big fan of breakfast food (yes, I’d have it for lunch and dinner too), and I love a good buttermilk pancake.  There is just something wonderful about the smell of fresh grilled pancakes that just makes me smile.

Perhaps it is the smell of vanilla as it drifts through our beautiful Tahoe summer air that does me in, but regardless of the secret factor that makes them smell so great, I’ll admit I also love the combination of hot pancakes off the grill with loads of melting butter and maple syrup.  

Traditionally this event is held on the 4th of July, but this year since the 4th was in the middle of the week, they have expanded the event to two days on the weekend after the 4th!

Here are the details of the pancake breakfast event:

  • When:  Saturday and Sunday, July 7 and July 8, 2018
  • Where:  Meeks Bay Fire House, 8041 Hwy 89 S, Meeks Bay, CA (West Shore Lake Tahoe).  Just a couple miles south of the entrance to the Sugar Pine Point State Park in Tahoma 
  • Time:  8 a.m. to 12 noon
  • Cost:  $10/Adult | $6 Children (Ages 5 and under Free)  First Responders – Free 

It’s hard to believe that the Meeks Bay Fire First Responders have been putting this event on for fifty (50) years.

Meeks Bay, CA 96142 Current Real Estate Market Trends November 2013Here are some current real estate market trends and data for the Meeks Bay California 96142 area for November 2013.  This is my local view of what the Meeks Bay housing market is really doing.

Extremely limited inventory (only 3 listings as of 11-09-2013) in the Meeks Bay (Rubicon Bay) area continues to provide higher pricing support for home sales.  The Meeks Bay area is a small community on the West Shore of Lake Tahoe area and has the same zip code as Tahoma and Rubicon Bay.

It is not uncommon for real estate agents to list homes in the Rubicon Bay area with a Meeks Bay, or Tahoma city address, so it pays to check listings in all of these areas for Meeks Bay home listings, or view all West Shore Lake Tahoe Communites for other options.  The limited selection of mountain homes and cabins means buyers are dealing with sellers that are in a sellers’ market and they have been reluctant to come down on pricing.

The high-end luxury market has been stronger with good Meeks Bay lakefront sales.  So far there have been three lakefront sales at a median average price of $4.7 million with one more lakefront property offered for sale.

The entire West Lake Tahoe real estate market has improved and as we move into our winter season Meeks Bay sellers who decide to put their properties on during our winter months and take advantage of these unseasonably lower inventory levels may benefit with shorter marketing times and higher prices. Remember Tahoe home sales occur all-year long and buyers that are out looking at Meeks Bay real estate during our snow season tend to be very serious customers!

Meeks Bay Fire Ladies Auxiliary Books and Bake Sale, Tahoma, Sun., Aug. 25, 2013 If you love books and home-made baked goods and you’ll be in the greater Tahoma, California area on Sunday morning, August 25, 2013, be sure to check out the Meeks Bay Fire Ladies Auxiliary books and bake sale fund raiser at the Mariani Plaza (downtown Tahoma by the Tahoma Post Office) between 9 a.m. to 1 p.m.

The money that the Meeks Bay Fire Ladies Auxiliary raises will be donated to the Meeks Bay Fire District for much-needed equipment.

Today you can see and smell the wild fire smoke from fires that are burning out of our area here in the Lake Tahoe Basin.  It is a great reminder of just how much we depend on our local fire departments to help and defend our homes and area when a fire breaks out.

Meeks Bay, California, Real Estate Market Report – September 2012The Meeks Bay, California area is a small, West Lake Tahoe community that is just north of Rubicon Bay and just south of Tahoma, California.

The Meeks Bay neighborhood has less than 300 parcels.  It is a mix of smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes. The Meeks Bay area has lakefront (waterfront), lake-side, and mountain-side homes.

The Meeks Bay area is known for the beautiful inviting blue waters of Lake Tahoe, white sandy beaches, and the area is close to the Meeks Bay Resort and the DL Bliss State Park on the West Shore of Lake Tahoe.

Cash sales for the Meeks Bay area are up over 2011 levels at 100%, which is well above the current 2012 Lake Tahoe – Truckee, California regional trend of 34% for cash transactions.

The current absorption rate for this neighborhood is at 6 months.  Anything between 5 -7 months is considered a Balanced Market.  The absorption rate can change quickly and has varied from an absorption rate of 7.5 months on 12/03/2011, to 4 months on 01/24/2012.  Based upon the current level of activity in the Meeks Bay area, the market has stabilized and has most likely put in a market bottom.

There were no distress sales (bank foreclosures- real estate owned (REO’s) and short sales) in 2012 in the Meeks Bay community.

There were 6 available homes, cabins, and/or lakefronts for sale in the Meeks Bay, California area as of 09/24/2012.  They ranged in price from $555,000 to $2,275,000.  Of the 6 homes offered for sale none were distressed sellers (no REO’s, short sales, or court approval listings), which is a very positive signal for this neighborhood.  There are no pending sales in the Meeks Bay, California area as of 09/24/2012.

The Meeks Bay area is a small, West Shore community that is next to Rubicon Bay just south of Tahoma, California.  This neighborhood overlooks both the Meeks Bay and the Rubicon Bay areas of Lake Tahoe. 

Meeks Bay is known for their white sandy beaches and those amazing blues, teals, and green colors that make Lake Tahoe so beautiful.  Lakefront homes and lake view homes in this area are very desirable and are considered one of Tahoe’s best kept secrets. 

The Meeks Bay neighborhood is a mix of smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes.  This area has both lake-side and mountain-side subdivisions. 

Meeks Bay, California, West Shore, Lake Tahoe, Real Estate Market Report – Year End Review 2011One reason this area is so desirable is the number of non-lakefront, lakeside (homes located on the lakeside of California Highway 89 South) mountain homes and cabins.  A lakeside location means that you are short walk to the beach without having to cross the highway. 

The upside for mountain homes and cabins on the mountain-side subdivisions are the stunning lake views.  Most properties have access to one of the private home owner associations, or they go to the Meeks Bay Resort area for beach and pier access.   

This vacation-resort, second home neighborhood is accessible on a year-around basis, even though many owners only use their places here in the summer.

In the Meeks Bay area, mountain home and cabin prices averaged $500,000.  With only 1 large lakefront estate sale occurring in 2010, it’s hard to make any real trend direction conclusions from 2011 over 2010, but comparing 2011 with 2009, there has been a -27% decline in single family home values in the Meeks Bay area in the past 2 years.  The numbers of sales are up this year when compared to 2010 and 2009. 

Of the 9 sales that took place in the Meeks Bay area, 3 were lakefronts, ranging in sold price from $975,000, $1,200,000, and $2,400,000.  The sale at $975,000 was the least expensive lakefront sale for both the North Shore and the West Shore area this year and the sale at $1,200,000 was the least expensive lakefront sale with a pier this past year.         

Cash sale transactions for the Meeks Bay area are up over 2010, and running at the same level as 2009, which is well above the Lake Tahoe – Truckee, California regional trend of  34%.    

The current absorption rate for this neighborhood is at 4 months.  Anything below 5 months of inventory is considered a Sellers’ market.  The absorption rate can change quickly as the absorption rate on 12/03/2011 was 7.5 months, or a Buyers’ market.  If the current level of transactions continues, and the absorption rate stays below 5 months, the Meeks Bay area may have put in a bottom.       

There were no distress sales (bank foreclosures- real estate owned (REO’s) and short sales) in 2011, which is an improvement over 2009, where 16.7% of all homes and cabins sold were REO sales in this neighborhood.

There were 8 Active – available homes, cabins, and lakefronts for sale in the Meeks Bay, California, West Shore, Lake Tahoe, area as of 01/23/2012.  They ranged in price from $650,000 to $3,500,000.  Of the 8 homes offered for sale none were REO, or short sale listings, which is a very positive signal for this neighborhood.  There are no pending sales in the Meeks Bay, California area as of 01/23/2012.

Use caution when only a handful of sales are available in a neighborhood.  The increase and decrease in the percent changes can be significant.  Numbers are easily moved.  When reviewing neighborhood data, I recommend reviewing the overall Lake Tahoe, California area, or the entire Lake Tahoe – Truckee Region to confirm market trends and direction, rather than only relying on just the neighborhood sales.
