Home owners have a wide variety of options from being in a remote forest setting that is very close to the Northstar Ski Resort area, or the Tahoe Vista neighborhoods that are close to the coveted sandy beaches. All neighborhoods are a close proximity to the downtown Kings Beach area on the North Shore of Lake Tahoe, which has recently been renovated.

Tahoe Vista, CA 96148 Current Real Estate Market Trends November 2013Here are some current real estate market trends and data for the Tahoe Vista, California 96148 area for November 2013.  This is my local view of what the Tahoe Vista housing market is really doing.

Limited inventory in the Tahoe Vista area continues to provide pricing support for home sales.  Buyers that are looking to get in under $400,000 are finding very few properties to choose from.

The high-end luxury market in Tahoe Vista has been strong with good Tahoe Vista lakefront sales.  So far there have been four completed sales, and one more pending sale.

The entire North Lake Tahoe area has improve and as we move into our winter season serious Tahoe Vista home buyers may find the current inventory very limited with only 16 homes currently on the market.

Dog Day in the Park – Tahoe Vista, CA Sunday, September 8, 2013If you’re in North Lake Tahoe area on Sunday, September 8, 2013 with your dog, take advantage of the Dog Day in the Park event at the North Tahoe Regional Park on National Avenue in Tahoe Vista, California.

The Dog Day in the Park event is a partnership event with the Wylie Animal Rescue Foundation (WARF) and is a fund raiser for the fury four-legged friends in our lives.

The Dog Day in the Park mission is to build and help maintain securely fenced, environmentally friendly, off-lease dog parks in the Tahoe-Truckee community.

This even is a fundraiser to help fund and build the first fenced in, off-lease dog park in the area to be located at the North Tahoe Regional Park in Tahoe Vista.  If you’d like to learn more about the project, or if you’d like to donate to help organization out, visit www.DogDayTahoe.com, or call Pam Berger at 530.546.4770.

This event will offer a dog-themed carnival, raffle, BBQ, adoptions, $6 rabies vaccines and $20 micro-chipping.  They will also have a raffle with a grand prize of a $1,500 RCI vacation with your choice of location.

Mourelatos’ Cable Car Ice Cream Parlor – Tahoe Vista, CaliforniaThe other day we were out and after our swim we say the umbrellas and ice cream sign and had to stop.

If you’ve ever been through the Tahoe Vista area here in Lake Tahoe in the summer you’ve seen this small ice cream shop.  While Mourelatos’ Cable Car Ice Cream Parlor is a seasonal business ( open early June through early September) you’ll find it’s worth the trip to the Tahoe Vista area!

Located right across from the Mourelatos Lakeshore Resort at 6834 North Lake Blvd., in Tahoe Vista this small little walk-up ice cream stand will take you back in time to when you were a kid and couldn’t wait to get to the dairy freeze, or local drug store that had those amazing fountain drinks.

The menu, while small, is loaded with all of the items you’d expect to see at an ice cream shop.  They have milk shakes, root beer floats, or have a malt shake.  You can get a single, or double scoop of ice cream on a cone – your choice of a cake cone, sugar cone, or waffle cone, or have a custom sundae.

The Sandy Beach Sundae is one scoop of Kona Chip ice cream, hot fudge, whipped cream, malt (looks just like sand) and a cherry on top.  It’s an unlikely combination of wonderful flavors that when you’re done licking the bowl you’ll tell yourself you can always diet tomorrow!

It’s time to review how the Tahoe Vista, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Tahoe Vista, California homes for sales report for May 2013.

Tahoe Vista Sold Market Report – May 2013:

Tahoe Vista Homes for Sale Market Report – May 2013

Sold Sales: Tahoe Vista area had 11 single family homes sold from January 1, 2013 through May 31, 2013.

Tahoe Vista single family home sales price increased +67% with an average median homes sales price of $546,500 over the median homes sales price of $327,500 for 2012.

Days on Market – The average days on market was 182 DOM 

Cash Sale Transactions: The number of cash sale transactions for the Tahoe Vista area has decreased to 27%, which is just a little more than 1 out of every 4 home sold in Tahoe Vista area was a cash buyer.

Distress Sales:  Distress sellers (bank foreclosures- Real Estate Owned (REO’s) and short sales) has decreased to 36% of all homes sold in Tahoe Vista for 2013. Most of these distressed sales were a carry-over from 2012, or were listed in the first 3 months of 2013.

The current absence of short sales and REO/Bank Foreclosures should result in the Tahoe Vista market holding on to most of their price gains already realized for 2013.

Tahoe Vista Pulbic BeachesActive Homes for Sale: There are fifteen (15) Active– available homes for sale in the Tahoe Vista area as of 06/13/2013. They ranged in price from $375,000 to $2,995,000, with an average median asking sales price of $765,000.

The current inventory levels for the Tahoe Vista area has been extremely limited.  Of the fifteen (15) homes offered for sale, there are none (Zero – 0) short sales, and no (Zero – 0) REO (Bank Foreclosure) listings, – 0% of the current listings are distressed, which is a clear sign that the Tahoe Vista market has stabilized and is has turned around.

Pending Home Sales: There are four (4) pending home sales in the Tahoe Vista area and they range from $299,000 to $649,000. There are no (zero – 0) short sales, and no (Zero -0) REO/Bank Foreclosures.
