North Lake Tahoe – Truckee Home Values | Market Report – Year End 2018

North Lake Tahoe - Truckee Home Values | Market Report - Year End 2018The North Lake Tahoe – Truckee real estate market conditions continue to be strong, and favor Sellers.  

Looking for sold year-end 2018 single family home market data for the North Lake Tahoe – Truckee area?  Here is the year-end 2018 review for the region.

Inventory levels remain critically low and limited with Buyers having very few buying options most price points.

Single family home prices move up in 2018, and it made sellers even more aggressive on their pricing strategies. 

You can see on the graph below that the over-all North Lake Tahoe – Truckee region home price trend for the average median home sold sales price move up.

The closing home sales price was a new market high for the region and surpassed the 2006 market record price levels!

The North Lake Tahoe – Truckee regional single family home prices are up +7.45% for 2018, with a median average sales price of $721,000 (TSMLS Areas 1-9).

North Lake Tahoe - Truckee Home Values | Market Report - Year End 2018Important Reader Note:  As an FYI, past North Lake Tahoe – Truckee real estate market reports that I have produced have been for “All MLS Areas”, this report has been fine-tuned and only covers the TSMLS Areas 1-9 (immediate North Lake Tahoe – Truckee area), so if you are looking at older reports and comparing numbers you will notice that some of the numbers are different, and this change in reporting data is why they are not the same.

A common question I am often asked by Buyers and Sellers is:

“What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 98.9% of the their listed price to the sold average median sales price in the North Lake Tahoe – Truckee area (MLS Areas 1-9).

In every day terms this means Sellers are getting close to their full asking price.

Tahoe home Buyers that want to low-ball, or really negotiate on price are going to have a hard time in this market.  

Tahoe Home Buyers need to be prepared to do the following:

  • See the property ASAP.
  • Be prepared to make a buying decision immediately.
  • Strongly consider your Tahoe real estate agents’ advice on market conditions, pricing, and how to write your offer.
  • If you will need a loan, make sure your lender has approved you and you are ready to move quickly. 
  • If you are buying a condo or townhome in the area, make sure you are using a local lender that has recently processed a loan in the complex, and you know they have already approved the development.  Sellers will give you extra credit for knowing your lender is ready to go on their property.

Other interesting North Lake Tahoe – Truckee single family home market observations:

Days on Market (DOM) as they continues to drop.  For 2018 is the number of days on the market for single family homes is now at 66 days down from 75 DOM in 2017, but is down 31% from the 96 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Inventory levels are down 32% from the July home levels for the North Lake Tahoe-Truckee region.  Again, another sign of the market favoring Sellers.

Reduced Number of Transactions – Lower inventory levels, and higher prices turned into fewer over sales for the region. 

Over-all transactions dropped by over 7.5% in 2018 over 2017 levels.

Other Items of Interest:  One trend that continues on, despite the popularity of other newer areas and planned communities, are the new market highs being set for North Lake Tahoe lakefront homes. 

This year we have new market high lakefront sales on both shores.

  • A new market high was set on the West Shore with a Tahoe City West Shore lakefront home selling in 2018 for $40 million, and it was a cash sale.
  • Just as impressive was the North Shore $22+ million Tahoe City North Lake Tahoe lakefront home sale also this year. 

These lakefront sales remind luxury home buyers that the North Lake Tahoe lakefront homes are still the benchmark for the very top-end in sales in the North Lake Tahoe – Truckee area.

While the inventory of lakefront properties is extremely limited, currently we have some of the most impressive and unique North Lake Tahoe lakefront homes on the market.

The demand for executive mountain homes in the Truckee area continues to be strong with Martis Camp leading the way!

A new day, a new year, and all of the possibilities for a new beginning!

Each year seems to go by faster than the one before. 

I know we were just celebrating the beginning of summer, and on my calendar, just a few days ago we had the shortest day of the year come and go, so time is flying by!

Each day has an endless to-do list, and there are so many things to complete, places to be at, and I scramble to make the most of each day.

We had a wonderful 2018, and we are looking forward to all of the unexpected surprises that 2019 will bring us!

This past year, we were blessed to have so many wonderful things happen to us. 

We added to our family as Stella (Irish Wolfhound dog) joined us taking us from being an empty nest to a home full of dog love.

We had a great mini-trip to the Napa area and experienced one of the best gourmet grilled cheese sandwiches along with some fine champagne tasting!  A classic combination!

We were able to go and spend some time with my Dad this past year, and I’m so thankful that Craig and Stella love to ride in the car!

In addition to the fun things we did, we also did some serious work, helping our clients buy and sell  here in the North Lake Tahoe – Truckee area.  It was a very busy year!

As you make your plans, set your goals, and schedule your daily lives for 2019, be sure to make time for the things that really matter, you’ll be glad you did!

The sun rose at 7:10 a.m. here in Tahoe City, California.  We have clear blue skies today and it is a cold 24 degrees this morning.

The days are very short and with only 9 hours and 28 minutes of sunshine before the sun sets at 4:48 p.m. today, now is the time to begin making the most of the New Year!

It is my New Year’s Day wish that every day in 2019 brings you prosperity, healthy days, laughter, joy and a reason to celebrate!

New Year’s Eve North Lake Tahoe – Truckee December 31 2018 

New Year’s Eve North Lake Tahoe - Truckee December 31 2018 It’s almost here, New Year’s Eve in the North Lake Tahoe – Truckee area, December 31, 2018.

If you are looking for ways to celebrate and bring in the New Year, here are some of our local events that will happen on  New Year’s Eve North Lake Tahoe – Truckee December 31, 2018!

We love living here in the greater North Lake Tahoe – Truckee area, but our local holiday events are always a lot of fun, and because it is so cold outdoors, you really get the winter holiday New Year experience!

If your plans are to stay in and celebrate in your Tahoe home that’s always a great choice, but if you want to take in a couple of the FREE local events, you still have time to make those plans.

If you are also having second thoughts about not dining out, there are a few places that are still taking last-minute reservations for a New Year’s Eve dinner, so start dialing to find that place!

If you’re thinking about something more casual, don’t forget you’ll find free events and firework shows at both The Village at Squaw Valley and at the Northstar Village on Monday evening, December 31, 2018.

New Year’s Eve North Lake Tahoe - Truckee December 31 2018 We been to both the Northstar annual Fire and Ice New Year’s Eve Celebration and the fire works show at Squaw Valley.  Both will help you feel festive and are a great way to bring in the New Year.

A couple of tips if you’re headed to one of the outdoor events:

  • Dress Warmly – You’ll want to dress warmly and in layers as you’ll be outside and the weather for New Year’s Eve is expected to be in the mid 20’s!
  • Be Early – Parking is always a challenge during our peak visit seasons, and during the Christmas – New Year’s holiday period, we’re at capacity, so allow enough time for parking and finding a good spot to watch the show!  Events tend to start on time so give yourself extra travel time so you can be early.
  • Flashlight – Not every place has outdoor lighting at night in our area. Always bring along a small flashlight (Don’t count on your cell phone flashlight.  You know you’ll take photos of the event, and that always drains the batter,  so carry a real flashlight.) making it easy to find your way back to the place you are staying, or back to your car.

As Craig and I get older, we find dealing with the larger crowds is harder for us, so we started taking short-cuts to still see the firework shows, and avoid the crowds.

We’ve been watching the firework shows from our car.  We’ve found a good spot in the parking lot (typically at the very back), or anywhere you can see the ski resorts and then we get out our concert folding chairs and blankets.

If you want to make a party out of it, call ahead to Fireside Pizza for pizza, pasta, or a salad to go.  If you order early enough (they will be crazy busy that day), you’ll have time to run in, pick up your party, and still find a great place to park and set-up for the show.

In the end, you’ll still have a good view and your own private show with out the crowds!

New Year’s Eve – Northstar, California Fire and Ice Event 

  • 12 noon – 6:30 p.m. |  DJ on the Village Stage by the ice rink in the Northstar Village
  • 5 p.m. – 8 p.m. | Face Painting by Giggle & Grin
  • 7 p.m. – 9 p.m. |  BoomBox Party Band on the Village Stage
  • 9 p.m.  Fireworks Show at the Northstar Village |  If you have a view of the Northstar Village area you’ll be able to see the Fireworks display from a distance.

We have gone the past few years and enjoyed the New Year’s Eve celebrations at Northstar.  Take a look at the fun in past New Year’s Eve events at Northstar!

Here is the schedule of Free Squaw Valley New Year’s Eve events:

Squaw Valley, New Year’s Eve

5:45 p.m. Torchlight Parade Starts | An attempt at the world’s largest torchlight parade (LEDtorches) as they travel the 3.2 mile Mountain Run to break the 3,000+ participant record

7 p.m. Fireworks at the Village at Squaw Valley |  Best viewing at the KT Bar area, but if you have a view of the Squaw Valley Ski Resort mountain, you’ll have a great view of the firework show.

Won’t be here for New Year’s Even celebrations, don’t forget, every Saturday through March 30, 2019, there will be a Winter fireworks show starting at 5:30 p.m., so you can enjoy a bit of holiday magic this winter! 

There are many restaurants and bars in the area that will also be having special New Year’s Eve events, but if you’re looking for free entertainment you have plenty of local event options to bring in the new year.

Remember if you drink, don’t drive.  Check out the Tahoe area bus system for their expanded night service for a safe ride home.

Happy Holidays from Lake Tahoe | December 25, 2018As the day comes to an end, I am so very grateful to be surrounded by my loved ones.

I’d like to take this opportunity to wish each and every one of you the Happiest of Holidays!

Tomorrow begins the final stretch of 2018, and as another year comes to an end, and I reflect on those that have helped me throughout the year.  How thankful I am to have had the support, time and consideration of so many.

So before today is gone, I’d like to say “Thank You”!  I don’t know that you can ever thank people enough for what they do for you, but I’d like to try.  Each and everyone of you is greatly appreciated, and never taken for granted!  Thank you for all that you do!  

I hope your holidays are everything you had hoped for and so much more!

Tahoe City Shortest Day of the Year Friday December 21 2018Today is Friday, December 21, 2018, and it’s the shortest day of the year!

Sunset it just a few minutes away a 4:40 p.m. and, while it is a cold winter day here in Tahoe City, knowing that tomorrow begins the slow, but steady process of adding more sunshine to each day is welcome news!

Today marks the winter solstice and the official beginning of the 2018-2019 winter season.

I’m hoping that with the official change from Fall to Winter, Lake Tahoe and Truckee will get all of the wonderful new snow we all need, and want!

For those of you that long for more sunshine, after today, each day will become just a little bit longer.

Depending on where you live that additional time will vary.  In the greater Tahoe City area that’s almost 2 minutes of sunshine each day (yes, I am rounding up), as we move back towards the longest day of the year, which will be on Friday, June 21, 2019. 

  • That’s only 182 days, or 4,368 hours, or 262,080 minutes, from today! 

Until then, enjoy the snow in Lake Tahoe!
